Salary:
$95,000 - $125,000+ (Experience Dependent)A well-established and respected commercial mechanical contractor is seeking a Commercial HVAC Project Manager to oversee HVAC construction projects throughout the Dallas-Fort Worth market. This position is ideal for professionals with a strong background in commercial HVAC construction who can manage projects from turnover through closeout while maintaining budgets, schedules, procurement activities, and client relationships.
Compensation & Benefits:

Position Overview:
- The Project Manager will be responsible for the successful execution of commercial HVAC construction projects ranging from approximately $200K to $10M+.Projects may include: HVAC equipment installations
- Sheet metal and ductwork systems
- Air distribution systems
- Hydronic piping systems
- Refrigerant piping
- Controls coordination
- Equipment startupTAB (Testing, Adjusting & Balancing)
- Commissioning support
- Punch list and project closeout activities
Candidates with experience in either air-side or water-side systems will be considered. Experience with both is preferred.
Key Responsibilities:
- Manage commercial HVAC projects from turnover through completion
- Review contract documents, plans, specifications, and project requirements
- Develop and maintain project budgets, forecasts, and schedules
- Oversee equipment and material procurement
- Manage subcontractors, vendors, and supplier relationships
- Track project costs and maintain profitability goals
- Process RFIs, change orders, and project documentation
- Coordinate activities with owners, general contractors, consultants, and field teams
- Monitor project progress and proactively identify risks
- Manage billing, schedule of values, and financial reporting
- Oversee equipment startup, commissioning, punch lists, and closeout requirements
- Maintain accurate project records and documentation
Required Qualifications:
- Project Manager Candidates
- Commercial HVAC construction project management experience with a mechanical contractor
- Experience managing commercial mechanical projects through completion
- Knowledge of procurement, cost control, budgeting, scheduling, change orders, and project closeout
- Experience managing multiple projects or large-scale mechanical construction projects
- Minimum 5 years of commercial HVAC construction experience
- Strong experience with: SubmittalsRFIsProcurementChange orders
- Cost tracking
- SchedulingProject documentation
- Closeout processes
- Demonstrated readiness to assume full project ownership
Preferred Qualifications:
- Commercial HVAC Project Manager experienceCommercial HVAC Assistant Project Manager experienceCommercial HVAC Project Engineer experience
- Sheet Metal Project Manager or APM experience
- Experience with air-side and water-side HVAC systems
- Experience managing projects valued at $1M-$10M+Strong understanding of startup, commissioning, and closeout procedures
- Familiarity with commercial construction management software
- Experience with Bluebeam, Microsoft Excel, and Microsoft Office
- Construction Management, Engineering, or related technical education preferred
