Construction Superintendent-Luxury Residential Projects

Position Overview: Our commercial general contracting client in New York City is seeking an experienced Superintendent with a strong background in high‑end residential construction, including multi‑story condo, penthouse, and co‑op projects. The Superintendent will oversee daily field operations, ensure quality execution, and maintain compliance with NYC building and safety standards. A DOB Site Safety or Superintendent license is strongly preferred.

Key Responsibilities: Field supervision of all on‑site construction activities for luxury residential projects. Manage multi‑story residential builds including structural, MEP, and high‑finish interior scopes. Coordinate subcontractors, deliveries, inspections, and daily work plans. Maintain strict adherence to NYC DOB regulations, safety protocols, and site documentation. Ensure high‑quality craftsmanship consistent with luxury condo, penthouse, and co‑op standards. Communicate project progress with PMs, owners, architects, and consultants. Oversee punch‑list completion and turnover.

Requirements: 5+ years of superintendent experience on high‑end residential projects (condos, penthouses, co‑ops). Strong knowledge of NYC construction, DOB processes, and luxury‑finish standards.
