Job Description: Sound LLC is looking for an experienced, dependable Property Maintenance Technician to keep our properties safe, functional and well cared for. You will handle electrical, plumbing and general maintenance work, respond to service requests, and take pride in leaving every job done right. If you are a skilled, self-motivated tradesperson who likes variety and a steady weekday schedule, we want to hear from you.
What You'll Do:
  • Diagnose and repair electrical issues: outlets, switches, light fixtures, breakers, ceiling fans and minor wiring
  • Handle plumbing repairs: leaks, clogs, faucets, toilets, water heaters, garbage disposals and fixture replacements
  • Perform general maintenance: drywall patching, painting, carpentry, doors, locks, windows, flooring and appliance troubleshooting
  • Complete unit turnovers and make-ready work between occupants
  • Respond promptly to work orders and maintenance requests
  • Carry out preventive maintenance and routine property inspections
  • Keep grounds, common areas and building systems safe and in good working order
  • Identify issues early and report larger repairs or safety concerns to management
  • Keep accurate records of completed work, parts and materials used
  • Communicate professionally with residents, tenants and vendors
  • What You Need
Required:
  • Proven experience in property, building or facilities maintenance
  • Solid hands-on skills in electrical, plumbing and general maintenance
  • Your own reliable vehicle, valid driver's license and current auto insurance
  • Your own set of hand and power tools
  • Ability to work independently, manage your time and prioritize work orders
  • Ability to lift up to 50 lbs, climb ladders, and work indoors and outdoors in all weather
  • Strong problem-solving skills and attention to detail
  • Professional, courteous attitude with residents and coworkers
Preferred: Experience with work orders and AppFolio property management software
Pay, Benefits & Schedule
Salary: $50,000 per year
Schedule: Full-time, Monday–Friday, 8:00 AM – 4:00 PM — no nights or weekends
