Director of Commercial Leasing Commercial leasing at 3CDC is about more than filling vacant space. It’s about understanding Cincinnati’s neighborhoods, identifying the businesses that will strengthen them, and building relationships with entrepreneurs, brokers, and community partners to make those connections happen.3CDC is looking for a Director of Commercial Leasing to lead its commercial leasing strategy across a diverse portfolio of retail, restaurant, office, and mixed-use spaces throughout downtown Cincinnati and Over-the-Rhine. This is a hands-on leadership role for someone who knows commercial real estate but doesn’t want to spend the day waiting for deals to come to them. You’ll be expected to get out into the market, build relationships, uncover opportunities, negotiate strong deals, and help determine which businesses are the right long-term fit for 3CDC’s properties and neighborhoods.
What You’ll Do: Develop and execute commercial leasing strategies that increase occupancy and support the long-term vision for 3CDC’s neighborhoods and properties. Proactively identify and recruit prospective tenants through networking, broker relationships, community involvement, and direct outreach. Evaluate prospective businesses for financial viability, long-term potential, and fit within the surrounding tenant mix and community. Lead lease negotiations from initial discussions through executed agreements, balancing tenant needs with financial and organizational objectives. Think creatively about difficult-to-lease or underperforming spaces and identify alternative uses, tenant types, or positioning strategies. Build and maintain strong relationships throughout Cincinnati’s commercial real estate, restaurant, retail, and small-business communities. Partner closely with property management, finance, marketing, development, and tenant-relations teams. Lead, coach, and develop members of the commercial leasing team while remaining actively involved in deals. Use leasing data, market information, CRM tools, and reporting to evaluate performance, prioritize opportunities, and support decision-making. Maintain strong relationships with existing tenants and support renewal and retention efforts in partnership with internal teams.
What We're Looking For: You may come from commercial leasing, brokerage, real estate development, asset/property management, or another related background. More important than having followed one specific career path is your ability to combine commercial real estate knowledge with a true business-development mindset. Strong candidates will bring: Significant commercial real estate experience, ideally including lease negotiation and tenant recruitment. Strong knowledge of the Cincinnati market, its neighborhoods, and the local business community. An established network, or demonstrated ability to quickly build meaningful relationships, with brokers, business owners, community leaders, and other market participants. A proactive, outward-facing approach to business development. You’re comfortable making connections, pursuing opportunities, and creating activity rather than waiting for inbound interest. Experience evaluating the business case behind a prospective tenant—not simply whether someone is willing to sign a lease. The ability to think creatively about tenant mix, merchandising, neighborhood needs, and challenging vacancies. Strong negotiation skills and the confidence to push back when a proposed deal doesn’t make sense. Experience leading, coaching, or developing others. Comfort working with CRM, leasing, property management, and reporting systems. The judgment to balance financial performance with the broader impact a tenant may have on a property or neighborhood. Experience with retail, restaurant, mixed-use, and/or office leasing is especially valuable.
