Vice President of Acquisitions Sentinel Net Lease | Remote | Full-TimeAbout Sentinel Net Lease Sentinel Net is a privately-held commercial real estate investment platform focused on single-tenant net lease assets in the middle market. We partner with retail and institutional investors to acquire, structure, and manage well-located properties leased to durable operators. We're now building a proprietary, off-market acquisition engine to expand our deal flow, and we're looking for the person who will drive it.
The Opportunity: This is a transformative role at an established firm entering its next phase of growth. As Vice President of Acquisitions, you will lead execution of Sentinel's new off-market middle-market strategies. You'll source opportunities directly with operators and owners, structure creative transactions, and deliver compelling deal flow to our institutional investment partners. You will work directly with the firm's principals and have real influence on how the platform scales. The right person will help take Sentinel to the next level and build a career alongside it. Our off-market strategies include: Industrial Outdoor Storage (IOS): Working directly with tenants and space users to understand their needs, identifying dark or underutilized sites that fit, and positioning Sentinel as their landlord. Sale-Leasebacks: Partnering with owner-operators to unlock capital tied up in their real estate while securing long-term net leases. Build-to-Suit Forward Funding: Providing forward-funding capital for build-to-suit projects, from early underwriting through delivery and stabilization.
What You'll Do:
  • Originate off-market opportunities through proactive outreach, including cold calling business owners, operators, developers, brokers, and corporate real estate decision-makers
  • Build and maintain a disciplined pipeline across IOS, sale-leaseback, and build-to-suit opportunities
  • Build and own detailed financial models, including cash flow projections, return analysis, sensitivity scenarios, and capital structures
  • Underwrite tenant credit, real estate fundamentals, lease structures, and market dynamics
  • Structure and negotiate LOIs, purchase agreements, leases, and forward-funding arrangements
  • Lead transactions from sourcing through closing, coordinating due diligence, legal, lenders, and third-party consultants
  • Prepare investment memoranda and present opportunities to Sentinel's leadership and institutional partners
  • Help shape the playbooks, systems, and processes that will scale our acquisition platform
  • What You Bring 5+ years of commercial real estate acquisitions experience, with direct transaction experience in retail, office, or industrial assets
  • Advanced financial modeling skills in Excel (Argus experience a plus)A demonstrated record of sourcing and closing deals, with off-market origination strongly preferred
  • A self-starter, go-getter mentality: you're comfortable picking up the phone, cold calling prospects, and building relationships from scratch
  • Experience with net lease, sale-leaseback, IOS, or build-to-suit transactions strongly preferred
  • Strong understanding of lease structures, tenant credit analysis, and deal structuring
  • Excellent communication and negotiation skills, with the ability to engage owner-operators and institutional investors alike
  • An entrepreneurial, ownership-driven mindset and comfort operating in a lean, fast-moving environment
  • Bachelor's degree in finance, real estate, economics, or a related field; MBA or relevant advanced degree a plus
