FULL DESCRIPTION:
We are seeking an experienced Superintendent to serve as the on-site leader for a major construction project in Baltimore, MD. This direct-hire role will be responsible for managing daily field operations, coordinating subcontractors and trades, enforcing safety requirements, maintaining project schedules, overseeing quality, managing site logistics, and ensuring work is completed according to plans and specifications. The ideal candidate will have strong hands-on construction knowledge, previous Superintendent experience, and the ability to independently run an active jobsite while partnering closely with Project Management. The selected candidate will be responsible for: Serving as the primary on-site representative for the general contractor Managing day-to-day field operations and construction activities Directing and coordinating subcontractors, laborers, and field personnel Walking the jobsite regularly to monitor safety, progress, workmanship, and quality Maintaining an organized, productive, and professional jobsite Monitoring work for compliance with construction documents and industry best practices Validating subcontractor work plans and ensuring adequate manpower is available Providing direction and support to subcontractors to resolve field issues Holding subcontractors accountable for safety, quality, manpower, and schedule commitments Developing, updating, and maintaining the 3-week look-ahead schedule in coordination with the Project Manager Ensuring subcontractors understand schedule expectations and manpower requirementsIdentifying and resolving schedule conflicts, delays, and production constraints Coordinating and sequencing trades to maintain efficient workflow and minimize downtime Leading and enforcing jobsite safety protocols and company safety policies Conducting daily toolbox talks and weekly safety meetings Performing regular safety inspections Identifying unsafe practices or conditions and ensuring corrective action is taken Supporting OSHA compliance and required safety documentation Working with Safety personnel on audits, training, and incident investigations as needed Developing and managing site logistics plans Coordinating material deliveries, equipment layout, storage, and traffic flow Coordinating cranes, lifts, and specialty equipment Overseeing material handling, protection, and inventory Managing temporary facilities, utilities, fencing, and other site requirements Reviewing installation methods and materials for compliance with quality standards Ensuring completed work meets drawings, specifications, submittals, and project requirementsIdentifying quality deficiencies early and coordinating corrective actions with subcontractors Maintaining jobsite cleanliness and enforcing housekeeping expectations Leading daily and weekly coordination meetings with subcontractors and field teams Communicating regularly with the Project Manager regarding progress, schedule impacts, manpower, and field issues Maintaining detailed daily reports covering manpower, weather, construction activities, issues, and deliveries Overseeing RFIs, submittals, ASIs, and drawing updates in the field Communicating project goals and expectations to on-site personnel Coordinating inspections with AHJs, third-party inspectors, and consultants Ensuring required testing is scheduled and properly documented Managing punch-list creation, execution, and verification Supporting project turnover, O&M manuals, and closeout activities Verifying completed subcontractor work for pay applications and change orders Resolving field issues involving missing materials, drawing questions, schedule conflicts, and changing site conditions Providing independent leadership and decision-making on the jobsite Performing other Superintendent and field-management duties as assigned The selected candidate will also possess:3+ years of Superintendent or site supervision experience required 7+ years of overall construction experience preferred Commercial, institutional, healthcare, or similar construction experience preferredExperience independently managing an active construction site requiredStrong knowledge of construction means, methods, materials, and sequencing requiredStrong subcontractor and trade-coordination experience requiredAbility to read and interpret drawings, specifications, and shop drawings required Experience developing and maintaining 3-week look-ahead schedules preferredStrong jobsite safety knowledge requiredOSHA 30 certification preferred, or ability to obtain Experience conducting toolbox talks and safety meetings preferredExperience coordinating inspections and testing preferredExperience managing site logistics, deliveries, and equipment movement preferredExperience reviewing RFIs, submittals, ASIs, and drawing updates preferredExperience verifying work for pay applications and change orders preferredExperience with Procore, PlanGrid, Bluebeam, or similar construction field technology preferredStrong quality-control and attention-to-detail skills requiredStrong problem-solving and quick decision-making skills requiredAbility to lead multiple subcontractors and trades simultaneously Excellent written and verbal communication skills requiredStrong conflict-resolution and leadership skills requiredAbility to communicate effectively with subcontractors, Project Managers, inspectors, consultants, and field personnel Strong organization and documentation skills requiredAbility to manage multiple priorities within a fast-paced construction environment Self-sufficient work style with the ability to run field operations without constant supervision Background in carpentry or another skilled trade a plus Ability to work onsite in Baltimore, MDAbility to work Monday through Friday approximately 8:00 AM to 5:00 PM, with flexibility based on project requirements No employment sponsorship available
Physical Requirements:
- Ability to stand and walk throughout an active construction site for extended periodsAbility to frequently move between floors, work areas, temporary facilities, staging areas, and active construction zones
- Ability to climb stairs and access various areas of an active jobsite as requiredAbility to occasionally bend, stoop, kneel, crouch, reach, and navigate uneven construction surfaces
- Ability to visually inspect construction work, materials, workmanship, site conditions, and safety concerns
- Ability to review construction drawings, specifications, schedules, RFIs, submittals, reports, and computer screens for extended periodsAbility to use computers, tablets, phones, and construction field-management applications throughout the workday
- Ability to work around active construction equipment, deliveries, materials, machinery, subcontractors, and normal jobsite noise
- Ability to wear required PPE and follow all applicable construction and safety procedures
- Ability to maintain situational awareness, sound judgment, and attention to detail while working within a busy construction environment
Salary Range: $95,000 to $110,000/year
