About the opportunity: Anchor Field Services LLC contracts independent tradespeople for project-based work on single-family house rehabs (not commercial, new-construction or industrial) in small 3–4 person crews. Apply for ONE trade (or Crew Lead) We are contracting for the 11 roles below. Pick one trade (or Crew Lead) and put it on the first line of your application 1. Residential Electrician (Journeyman or Licensed) 2. Residential Plumber (Journeyman or Licensed) 3. Residential HVAC Technician (Furnace / AC Install & Service) 4. Drywall Hanger & Finisher (Tape, Mud, Texture) 5. Residential Painter (Interior & Exterior) 6. Residential Carpenter / Framer (Rough & Finish) 7. Construction Laborer – Residential Rehab (Demo, Cleanup, Material Handling) 8. Residential Roofer (Asphalt Shingle Tear-off & Install) 9. Flooring Installer (LVP, Laminate, Tile) 10. Landscaping & Exterior Cleanup Worker (Yard, Mulch, Pressure Washing) 11. Residential Rehab Crew Lead (Working Foreman, 3–4 Person Crew) Contract rate (hourly or per-job equivalent) $15.00–$25.00/hr (hourly or per-job equivalent) The trades 1. Residential Electrician (Journeyman or Licensed)
What you'll do: Troubleshoot and repair circuits, receptacles, switches and fixtures · replace/upgrade service panels and breakers (under permit, by the license holder) · install GFCI/AFCI protection and hardwired/interconnected smoke/CO detectors where code requires · correct hazards (open boxes, exposed splices, double-taps, ungrounded receptacles).
Must have: - 2 years of residential electrical experience (state your years) - Working knowledge of the NEC as adopted locally - Own hand tools and a meter / non-contact tester - Follows lockout/tagout; never works live - Valid driver's license and reliable transportation - License as required by MO / St. Louis; permits pulled by the properly licensed party (1) Do you hold an electrical license – which state/city, type and number? (2) Years of residential electrical work? (3) Have you replaced a residential service panel – about how many? (4) Available for project work in St. Louis in the next 60 days? 2. Residential Plumber (Journeyman or Licensed)
What you'll do: Repair/replace supply lines (PEX, copper, CPVC) and drains/vents (PVC, ABS, cast-iron transitions) · install water heaters incl. T&P discharge lines, expansion tanks and venting · set toilets, vanities, faucets, tub/shower valves and sinks · find and fix leaks; pressure-test lines · gas piping only if properly licensed and permitted.
Must have: - 2 years of residential plumbing experience - Can sweat copper, crimp/expand PEX and solvent-weld PVC to code - Understands traps, venting and water heater safety - Own hand tools; reliable transportation - Plumbing license as required by MO / county (1) Do you hold a plumbing license – jurisdiction, type and number? (2) Years of residential plumbing? (3) Have you installed gas water heaters (venting, T&P valve)? (4) Comfortable working in crawlspaces and basements? 3. Residential HVAC Technician (Furnace / AC Install & Service)
What you'll do: Inspect, clean, repair or replace gas/electric furnaces, heat pumps and AC condensers · check venting, flue, combustion air and heat exchangers for safety · install thermostats; repair duct leaks and registers · document equipment age and condition for the scope.
Must have: - 2 years of residential HVAC install/service - EPA Section 608 certification (Type II or Universal) if handling refrigerant - Can test gas pressure, combustion and electrical controls safely - Own gauges/meters and hand tools; reliable transportation - Mechanical/HVAC license or registration as required by MO / St. Louis (1) Are you EPA 608 certified – which type? (2) Do you hold a mechanical/HVAC license – which jurisdiction? (3) Years of residential HVAC work? (4) Have you done complete furnace change-outs? 4. Drywall Hanger & Finisher (Tape, Mud, Texture)
What you'll do: Hang 1/2" and 5/8" board, incl. moisture/mold-resistant board in wet areas · tape, mud and sand to a smooth finish (Level 4 typical); match textures · repair holes, cracks and water-damaged ceilings · patch plaster-and-lath walls · control dust and clean up daily.
Must have: - 2 years hanging and finishing - Flat, invisible patches and straight inside/outside corners - Own taping knives, hawk/pan, sanding tools and utility knife - Pre-1978 homes: EPA RRP lead-safe rules apply (1) Years of drywall finishing? (2) Do you both hang and finish? (3) Have you repaired plaster walls? (4) Can you show photos of your finish work? 5. Residential Painter (Interior & Exterior)
What you'll do: Prep surfaces (scrape, patch, caulk, spot-prime, sand) · cut in and roll walls and ceilings; paint trim and doors · exterior: scrape, prime and paint siding, trim, porches and front doors · protect floors and fixtures; clean up daily · follow lead-safe practices on pre-1978 homes.
Must have: - 2 years of residential painting - Clean cut-lines, no lap marks, proper prep - Own brushes, rollers, poles, drop cloths and ladders (to be confirmed) - Pre-1978 paint disturbance: EPA RRP rules apply (certified firm certified renovator) (1) Years of residential painting? (2) Do you have EPA RRP Lead-Safe certification? (3) Interior, exterior, or both? (4) Can you work safely from a 24' extension ladder? 6. Residential Carpenter / Framer (Rough & Finish)
What you'll do: Repair/replace rotted framing, subfloor, stairs, railings, porches and decks · install and adjust doors, replacement windows, trim, baseboard and casing · build/repair handrails and guardrails to code · install stock cabinets and countertops · read a simple scope and measure accurately.
Must have: - 3 years of residential carpentry - Safe with circular, miter and reciprocating saws, plus nailers - Frames square and plumb; finish trim with tight joints - Own hand and basic power tools (1) Years of residential carpentry? (2) Rough framing, finish carpentry, or both? (3) Have you replaced exterior doors and windows? (4) Do you have your own tools and transportation? 7. Construction Laborer – Residential Rehab What you'll do: Interior demolition (carpet, cabinets, damaged drywall) as directed · load dumpsters and haul debris; keep the site clean and safe · carry and stage materials; help the trades · basic tasks (caulking, simple patching, yard cleanup) · follow PPE and lead-safe rules.
Must have: - Able to lift 50 lb repeatedly and work on your feet all day - Shows up on time; follows directions and safety rules - Reliable transportation to job sites (1) Can you lift 50 lb repeatedly? (2) Any construction or demo experience? (3) Do you have reliable transportation? (4) Can you start within 2 weeks of an offer? 8. Residential Roofer (Asphalt Shingle Tear-off & Install)
What you'll do: Tear off old shingles; inspect and replace damaged decking · install underlayment, ice/water shield, drip edge, flashing, vents and architectural shingles to manufacturer specs · repair leaks, flashing, boots and gutters · use fall protection on every job (6 ft rule).
Must have: - 2 years of residential shingle roofing - Fall-protection trained; comfortable on 6/12 pitches - Own roofing hand tools/nailer (to be confirmed) - Roofing license/registration where required (e.g. AL, OK) (1) Years of shingle roofing? (2) Are you trained in fall protection – do you use a harness? (3) Have you replaced decking and flashing? (4) Do you or your company hold a roofing license/registration (AL/OK)? 9. Flooring Installer (LVP, Laminate, Tile)
What you'll do: Prep subfloors (level, patch, replace damaged sections) · install floating LVP/laminate with proper expansion gaps and transitions · set ceramic/porcelain tile in baths and kitchens; grout and seal · install base shoe/quarter round and stair nosing · remove old carpet, tack strip and vinyl – stop and report suspect asbestos or lead materials.
Must have: - 2 years of residential flooring - Clean cuts, tight seams, flat transitions - Own flooring tools (saws, spacers, tapping block, trowels) (1) Years installing LVP/laminate? Tile? (2) Can you level and prep a subfloor? (3) Photos of recent work? (4) Own tools and transportation? 10. Landscaping & Exterior Cleanup Worker What you'll do: Clear overgrowth, trash and debris; trim shrubs and trees (ground level only) · edge beds, lay mulch, plant shrubs/flowers, seed or lay sod · pressure-wash siding, walks, driveways and porches · paint the front door and install house numbers and mailbox as directed · haul yard waste.
Must have: - Able to do outdoor physical work all day - Experience with mowers, string trimmers and edgers - Reliable transportation - No pesticide/herbicide application unless state-licensed (1) Landscaping/yard experience? (2) Can you run a gas pressure washer safely? (3) Reliable transportation? (4) Can you work outdoors in heat/cold? 11. Residential Rehab Crew Lead (Working Foreman, 3–4 Person Crew)
What you'll do: order and stage materials · lead and work alongside a 3–4 person crew; coordinate licensed subs (electric, plumbing, HVAC) · enforce safety, PPE, lead-safe practices and site cleanliness · track progress with daily photos and notes; flag change orders before spending · coordinate inspections and punch lists to HUD/FHA/appraisal readiness.
Must have: - 5 years of residential remodel/rehab, including 2 leading a crew - Strong in at least two trades (e.g. carpentry drywall/paint) - Can read scopes and estimate materials; comfortable with a smartphone for photos and reports - Valid driver's license and reliable vehicle (1) How many years have you led residential rehab crews – what size? (2) Which trades can you personally perform to inspection standard? (3) Have you managed punch lists for HUD/FHA or Section 8 inspections? (4) Do you hold OSHA 30 or EPA RRP certification? How the work runs (all trades) - Project-based: work is offered house by house - Tools: bring your own trade hand tools (see each trade). - Licenses and certifications: licensed work (electrical, plumbing/gas, HVAC, roofing where required) must be done and permitted by the properly licensed party.
