Project Controller

A well-established real estate development and hospitality group based in downtown Miami, with an active development pipeline and existing hotel operations, is seeking a Project Controller to own the financial backbone of its construction and development activity. This is a hands-on seat reporting directly to the CFO, with existing team support already in place, not a standalone role. What You'll Own: Full ownership of project-level accounting: accounts payable, accounts receivable, job costing, and month-end close for active development projects Review and approval of contractor pay applications, lien waivers, change orders, and draw packages against contract terms, budgets, and lender requirements Preparation and submission of construction loan draws, working directly with lenders to keep funding on schedule Budget-to-actual variance analysis on active projects, flagging cost trends and risk before they become overruns Project-level cash flow monitoring and coordination of funding needs across development, finance, and executive leadership Coordination with lenders, investors, auditors, and contractors on reporting and compliance Quarterly reporting support for audits, tax compliance, and investor and lender requirements Driving process and reporting improvements as the accounting function scales with the development pipeline
