The Role: This is a compliance-focused role with an affordable housing owner-operator, supporting residents and property teams across four sites: Tremont, Trinity, Beaumont, and Cran. The Recertification Specialist owns the annual and interim recertification process end to end, keeping certifications current, accurate, and audit-ready. This is not a generalist property management role. The work is documentation-heavy, deadline-driven, and requires someone who is genuinely comfortable with the regulatory frameworks that govern income-restricted housing. What This Role Is, and Is Not This role is:• A compliance and certification function, not leasing or customer service• Detail-oriented work with real consequences if deadlines or documentation slip• A multi-site role requiring coordination across four properties• A position that sits at the intersection of resident relations and regulatory compliance This role is NOT:• A stepping stone to a leasing or property management career if compliance is not your interest• A remote or flexible-schedule position, given the on-site, resident-facing nature of the work• Entry-level, if you have no prior exposure to affordable housing compliance or recertification programs Required Experience & Traits• Prior experience with affordable housing recertification, HUD, Low-Income Housing Tax Credit (LIHTC), or comparable income-restriction programs• Strong command of income and asset verification documentation and the calculations that go with them• Ability to manage multiple certification timelines simultaneously without letting things fall through• Comfortable communicating directly with residents, including those who need extra guidance navigating paperwork• Organized by habit, not just by effort, because the volume of files and deadlines here demands it• Bilingual skills are a plus, depending on the resident population across the four sites• A degree is not required if your compliance experience and track record speak for themselves
Key Responsibilities: Recertification Management• Conduct annual and interim recertifications for residents across all four sites in full compliance with applicable program requirements• Collect, verify, and process income, asset, and household documentation within required timelines• Maintain accurate certification files and ensure all records are organized and audit-ready at all times Resident Communication & Support• Initiate and follow up on recertification notices, guiding residents through the process and what is required of them• Address resident questions about eligibility, documentation, and timelines with clarity and patience• Coordinate with residents who are difficult to reach or who require additional support to complete their recertification Compliance & Reporting• Monitor certification deadlines across all four properties and flag risks before they become violations• Prepare and submit compliance reports as required by program regulations or ownership• Support internal and external audits by ensuring files are complete, current, and accessible Cross-Site Coordination• Work across Tremont, Trinity, Beaumont, and Cran with consistency, keeping site teams informed of certification status and upcoming deadlines• Communicate proactively with property managers and leadership when issues arise that could affect compliance standing Compensation• Base salary: $65,000
