About the job: A Wiss client is seeking a Real Estate Controller to join their team. The Real Estate Controller will be responsible for all aspects of fiscal responsibility, financial reporting, and analysis for a group of Funds, Direct Investment Vehicles, and associated development projects, as applicable. This position is hybrid in Morris County, NJ.
Key Responsibilities: Manage cash at the project, entity, and fund levels, including weekly review of cash requirements and determination of vendor and other disbursements. Read and understand organizational agreements. Create and distribute reports as needed for partners and other stakeholders, including quarterly and annual audited financial statements. Maintain fee trackers and prepare internal fee invoices. Create and update fund-level budgets, cash flow forecasts, and financial plans. Review accounting and financial information provided by outsourced accountants. Assist with tax planning for entities in coordination with outside tax consultants. Calculate and present partner distributions for approval in coordination with the asset manager at the fund and property levels. Assist with promote models and other projects as assigned, including providing information needed for performance track records. Calculate and/or review disposition waterfalls and allocation of proceeds. Monitor compliance with partnership, debt, and management agreements. Monitor lender compliance and line availability. Assist with 1031 exchange compliance. Assist with the year-end valuation process.
Required Skills & Qualifications: Bachelor’s degree in Accounting or Finance.3–5+ years of related experience. Prior real estate, development/construction, and/or cost accounting experience required. Strong GAAP accounting background. Understanding of financial metrics, including Internal Rates of Return (IRR).Yardi Voyager proficiency required. Experience managing liquidity requirements. Experience reading and understanding Fund, Joint Venture, and Partnership organizational agreements and waterfalls. Experience understanding debt structures and covenants. Strong budgeting and reforecasting experience. Proficiency in Microsoft Office applications, including excellent Excel skills. Excellent written and verbal communication skills. Strong work ethic and ability to manage multiple projects independently. Salary will be commensurate with experience: $140,000-$150,000 + disc bonus.
