JRN #: 2661We are seeking an experienced Director of Properties to oversee a portfolio of private residences for a family office in New York. This person leads the property managers at each residence and sets one standard of service across the portfolio. The role acts as the principals' representative on operations, projects, and major purchases. The ideal candidate brings a Director of Residences background, high emotional intelligence, and a calm, respected leadership style.
Responsibilities: Oversee daily operations across all residences and hold every property to the highest standard. Lead, hire, train, and support the property managers, who manage in-home staff at each residence. Build and maintain household policies, procedures, systems, and training that create consistency across properties. Review current systems on a regular basis and recommend improvements. Learn the principals' preferences and make sure every property team upholds them. Oversee interior and exterior maintenance, repairs, and systems, including HVAC, security, plumbing, AV/IT, and appliances. Source, review, and approve vendors with property leads. Review and approve invoices and partner with accounting on budgets. Manage staffing and schedules across properties based on seasonal needs, events, and the principals' plans. Lead construction, renovation, and design projects as the principals' representative. Prepare clear proposals, updates, and approval requests for the principals. Research and negotiate large purchases on the principals' behalf. Oversee special property projects, events, and the art and furniture inventory.
Qualifications: 7+ years of experience in private estate or residence management, including a comparable Director of Properties or Director of Residences role. Candidates from top-tier luxury hospitality, such as private island resorts or luxury hotel groups, will also be considered. Construction project experience and technical or engineering knowledge are strongly preferred. High emotional intelligence. Leads with warmth, earns respect, and builds a collaborative team. Excellent written and verbal communication. Able to turn complex property matters into clear updates. Proactive. Spots issues on property before they become problems. Energetic and active, with a positive attitude that sets the tone for the team. Strong discretion and sound judgment. Flexible schedule, including longer days, weekends, and holidays as needed. Able to lift 40+ lbs.
Location: New York, NY. Open to relocation for the right candidate. Regular travel to Long Island as needed, quarterly travel to out-of-state properties, and most of the summer based at the family's seasonal residence (housing provided).
Compensation: Up to $300,000 DOE, plus year-end bonus.
