About the Opportunity: Our client is a highly regarded New York general contractor / construction manager known for ground-up, high-end residential in Manhattan. Their portfolio includes luxury condominiums, boutique residential towers and high-end rental buildings. They're hiring a Senior Project Manager to lead a flagship project from preconstruction through turnover. You'll be the main contact for developers, design teams and ownership who expect the highest level of quality and finish.
What You'll Do:
  • Lead ground-up residential projects of $75M–$300M+ from precon and buyout through construction, turnover and closeout
  • Act as the main point of contact for ownership, developers, architects, engineers and interior designers
  • Manage budgets, cost reports, forecasts, change orders and owner requisitions
  • Lead trade buyout, subcontractor negotiations and contract administration
  • Build and manage the master schedule with the Superintendent, driving milestones from foundation to TCO/COManage the complexity of high-end work: concrete superstructure, curtain wall and façade, high-end MEP systems, amenity spaces, and luxury interior fit-out and finishes
  • Oversee mockups, submittals, RFIs, material approvals and quality control to meet luxury finish standards
  • Coordinate NYC DOB filings, permits, inspections, Site Safety Plans and TCO/CO sign-offs
  • Manage relationships with neighbors and adjacent properties, including protection agreements, monitoring and logistics on tight Manhattan sites
  • Lead, mentor and develop Project Managers, APMs and Project Engineers
  • Run owner/architect/contractor (OAC) meetings and deliver clear, polished owner reporting
  • What You Bring 10+ years in construction project management, including 3+ years as a Senior PM or lead PMProven delivery of ground-up, high-rise or mid-rise luxury residential projects in NYC (Manhattan strongly preferred)
  • Hands-on experience with concrete superstructure, curtain wall and high-end interior finishes
  • Strong knowledge of the NYC Building Code, DOB processes, Site Safety (Local Law 196/SST) and TCO/CO procedures
  • Excellent financial control: buyout, cost reporting and change order management
  • A polished, client-facing style suited to working with high-net-worth developers and top design firms
  • Proficient in Procore, P6 or MS Project, Bluebeam and Excel
  • A bachelor's degree in Construction Management, Engineering or Architecture (or equivalent experience)A history of staying with employers and seeing projects through to completion
